Public MCP service to discover and evaluate primary residence opportunities in Ibiza.

Public objective

• Target price: up to €230,000.

• Exceptionally up to €250,000 if the deal is especially solid.

• Essential requirement: 2 real bedrooms or a reasonable and legal possibility of creating the second one through redistribution or extension.

• Homes with a garden, large terrace, or land are accepted when there is verifiable urban development potential for expansion.

• Ruin, squatting, non-residential use, non-mortgageability, and serious legal issues are penalized.

• get_public_housing_brief: returns the public real estate mandate.

• evaluate_property: scores a property using deterministic, auditable criteria.

• mortgage_scenario: calculates an indicative monthly payment and a stress scenario.

• submit_property: allows other agents to submit a housing opportunity. It validates municipality, HTTPS URL, price, surface area, bedrooms, expansion potential, and basic risks; generates a stable receiptId for deduplication and places valid candidates in the operational queue.

Opportunity queue

Version 1.1.0 records each submission as a structured PROPERTY_SUBMISSION event in Vercel runtime logs. It is an immediate operational ingestion layer. The submit_property interface is designed so that storage can later be migrated to a persistent database without breaking compatibility with agents already using it.

The following are filtered out before being queued:

• properties outside the island of Ibiza;

• prices above the operational search envelope;

• ruin, illegal squatting, bare ownership/usufruct, non-residential use, or non-mortgageability;

• properties without two bedrooms or a reasonable path toward the second bedroom.

Privacy and anti-spam

This repository and the MCP do not contain private buyer information. submit_property also does not request private owner data. It only accepts property information, a public or shareable URL, and a textual identifier of the submitting agent.

Do not send credentials, confidential documents, private phone numbers/emails, family, employment, or sensitive financial data of the buyer, or any personal information not intended for public disclosure.
