Domera MCP Server

Official

Domera MCP server

License: MIT Glama

A read-only MCP server that tells an AI assistant which inspections a Swedish residential or commercial building must or should have, how often, on what legal basis, who may perform them, and (given last-done dates) what is overdue.

Covers the OVK ventilation inspection, energy declaration, lift inspection, radon, legionella and fire-safety follow-up. Answers in English, Swedish or Spanish. No account, no API key, nothing stored.

Built by Domera, property management and bookkeeping software for Swedish landlords and housing co-operatives (BRF). For landlords, property managers, BRF boards and real estate or proptech teams.

Tool

swedish_building_obligations (read-only, idempotent). Optional inputs:

Values

ventilation

FT_FTX (mechanical supply and exhaust, 3-year OVK) or F_FX_S (exhaust only or natural draught, 6-year OVK)

has_lift

true or false

language

en, sv or es

last_done

a YYYY-MM-DD date per obligation: OVK, ENERGY_DECLARATION, ELEVATOR_INSPECTION, RADON, LEGIONELLA, FIRE_SAFETY

Each returned obligation has an interval, legal basis, who may perform it, a due date and a status (done, dueSoon, overdue, unknown). Rules without a confirmed statutory interval are labelled as recommendations. General information, not legal advice; always check the current regulations.

Limits and privacy

  • Read-only: no write actions, no account or customer data is reachable.

  • Nothing is stored; no conversation data is collected.

  • 60 requests per minute per IP, identical queries cached at the edge for 5 minutes.

Run it yourself (stdio)

git clone https://github.com/Domera-proptech/mcp-server.git
cd mcp-server && npm ci && npm run build
node dist/stdio.js

What this repository is

A thin client over a public endpoint (/api/public/obligations). It contains no Domera application code. The endpoint contract is pinned in contract/obligations.json and checked against production by CI. MIT licensed.

Lists the inspections a Swedish apartment building or commercial property must or should have (OVK ventilation check, energy declaration, lift inspection, radon, legionella, fire safety), with interval, legal basis, who may perform it and, when last-done dates are given, whether each is done, due soon or overdue. Free, no account. General information, not legal advice.

TDQS

A4.3/5.0
Behavior4/5

Does the description disclose side effects, auth requirements, rate limits, or destructive behavior?

Annotations already declare readOnly, idempotent, non-destructive and closed-world, so the bar is lower; the description still adds real value by disclosing the derived-status computation from last_done and the free/no-account access model. It omits return shape details such as grouping or ordering, but the behavioral profile is clear.

Agents need to know what a tool does to the world before calling it. Descriptions should go beyond structured annotations to explain consequences.

Conciseness4/5

Is the description appropriately sized, front-loaded, and free of redundancy?

Front-loads 'Lists the inspections...' and puts the differentiator (status computation) in a clear conditional clause. The first sentence is long and parenthetical-heavy, but every element carries information; the two trailing sentences are one-line constraints.

Shorter descriptions cost fewer tokens and are easier for agents to parse. Every sentence should earn its place.

Completeness4/5

Given the tool's complexity, does the description cover enough for an agent to succeed on first attempt?

With four optional params, a nested object and no output schema, the description effectively documents the return payload (interval, legal basis, who may perform, compliance status) and the conditional behavior of last_done. Minor gaps remain around default language and how has_lift suppresses the lift obligation.

Complex tools with many parameters or behaviors need more documentation. Simple tools need less. This dimension scales expectations accordingly.

Parameters4/5

Does the description clarify parameter syntax, constraints, interactions, or defaults beyond what the schema provides?

Schema coverage is 75% and the description adds meaning beyond it by naming the obligation keys that last_done accepts (OVK, energy declaration, lift, radon, legionella, fire safety) and tying lift inspection to building characteristics. It leaves the ventilation enum and language options to the schema, which already documents ventilation and has an obvious enum.

Input schemas describe structure but not intent. Descriptions should explain non-obvious parameter relationships and valid value ranges.

Purpose5/5

Does the description clearly state what the tool does and how it differs from similar tools?

States a specific verb (lists) and a precisely scoped resource (inspections a Swedish apartment building or commercial property must or should have), then enumerates the concrete obligations covered (OVK, energy declaration, lift, radon, legionella, fire safety). An agent knows exactly what domain this covers and what each returned item contains (interval, legal basis, performer, compliance status).

Agents choose between tools based on descriptions. A clear purpose with a specific verb and resource helps agents select the right tool.

Usage Guidelines4/5

Does the description explain when to use this tool, when not to, or what alternatives exist?

Gives clear usage context: supply last-done dates to obtain done/due-soon/overdue status, otherwise a plain checklist is returned. Also clears the auth barrier ('Free, no account') and sets a boundary ('General information, not legal advice'). No explicit exclusions or alternatives, but there are no siblings to route against.

Agents often have multiple tools that could apply. Explicit usage guidance like "use X instead of Y when Z" prevents misuse.

Disambiguation5/5

There is only one tool, so there is no possibility of confusion with another tool. Its purpose—listing Swedish building inspection obligations—is clearly stated and specific.

Naming Consistency4/5

The single tool name is descriptive snake_case, which is clear and readable. With only one tool there is no broader naming pattern to evaluate, so it cannot demonstrate full consistency across a set.

Tool Count3/5

The server appears to serve a narrow informational purpose, and the single tool is not trivial. However, one tool is borderline thin; the surface may be too limited if users need related operations such as filtering by building type or retrieving detailed inspection guidance.

Completeness4/5

For the stated purpose of listing required or recommended inspections for Swedish buildings, the tool covers the core information including intervals, legal basis, performers, and status. Minor gaps could exist around per-inspection detail or property-specific tailoring, but the main lifecycle is addressed.
